What we do
Every program visit, the same protocol

Common areas and amenities
Humidity and CO2 logged; spore-trap air samples in lobbies, corridors, fitness rooms and any enclosed amenity, with an outdoor control. - 02
Mechanical
Every air handler and rooftop unit inspected for coil, blower and drain-pan condition; filters checked against spec; swab samples where growth is suspected. - 03
Moisture
Thermal imaging of known problem areas (stairwells, garage ceilings, roof deck underside, window walls, pool and spa equipment rooms) and any area management has reported since the last visit. - 04
Water
An annual sample from the domestic supply and from any cooling tower or decorative water feature, with a Legionella screen where applicable. - 05
Occupant reports
Every concern management has reported since the last visit is inspected and written up. - 06
Report
Results against the previous visit, a trend line per location, and action items with a deadline, in one standard format across every property you manage.
