Residential Baseline Assessment
A one-time, whole-home environmental evaluation, 4 to 8 hours on site depending on the size of the home, across all six disciplines. It is where every home starts, and the reference point every later visit is compared with.
Disciplines
- Air
- Moisture
- HVAC
- Water
- Soil
- Products
From $2,950 per home

What we do
Before the visit
- 01
20-minute intake call
Occupants, symptoms or concerns, home age, recent water events, renovations, HVAC setup, water source (municipal or well), pets, and the pest and lawn services used. - 02
48 hours as you are
You leave products in place and do not clean or ventilate unusually for 48 hours before the visit, so the readings reflect the home as you live in it.
On site, in order
- 01
Walkthrough
Photo documentation of every room, the attic, garage, mechanical areas and the exterior. - 02
Readings
Humidity and temperature logged in every room; CO2 and particulate (PM2.5/PM10) metered in living spaces and bedrooms. - 03
Air sampling
Spore-trap cassettes in each main living area, every bedroom and one outdoor control; a VOC air sample in the main living area plus any room with new finishes, furniture or strong odor. - 04
Moisture survey
Infrared thermal imaging of all exterior walls, ceilings, around windows and doors, under sinks, behind toilets, at shower surrounds and any area flagged at intake; pin and pinless readings wherever imaging shows an anomaly. - 05
HVAC evaluation
Filter type, MERV rating, fit and condition; evaporator coil and blower; condensate line and pan; duct condition and any visible growth; register swab or tape lift if growth is suspected; humidity setpoints and fresh-air intake. - 06
Water
Samples from the kitchen cold tap (first draw and flushed) and one bathroom. Well homes also get a wellhead inspection and a well-specific panel. - 07
Exterior and soil
Drainage and grading walk; irrigation and pesticide history noted; soil cores from play areas, vegetable gardens and pet areas. - 08
Products and practices
Inventory of cleaning products, air fresheners, candles, pest control and lawn chemicals; notes on habits such as windows open with the AC running, humidifier use, dryer venting and shoe policy.
